Grandview Garden Condominium is a 27-unit condominium community in Phoenix, AZ. As a unit owner, you own the interior of your unit and share ownership of common elements (building exteriors, pool, parking areas, etc.) with all other owners. The association maintains common elements and carries master insurance. You must pay assessments (equal per unit share of common expenses).
- Single-family residential use: Units must be used for residential purposes by a single family. Home businesses are allowed only if not visible or detectable from outside, minimal traffic, no more than one non-resident employee, and consistent with residential character.
- Leasing & rentals: Leases must be in writing for at least 90 days, and the unit owner must provide the association a signed copy with a Crime Free Lease Addendum, evidence of background/credit check, and contact info. Owner is liable for tenant violations.
- Pets: No more than two dogs per unit. Pets must be leashed (max 6 ft) when outside, and owners must immediately clean up droppings. No pet structures on common elements. Board may further restrict pet size/number.
- Parking & vehicles: Each unit has one covered parking space as a limited common element. Commercial vehicles (trucks over 1 ton, RVs, boats, etc.) may not be parked except for temporary loading/unloading (max 8 hours). Inoperable vehicles may be towed after 3 weeks.
- Modifications & alterations: Any modification visible from the exterior or affecting structure/mechanical systems requires prior written board approval. Nonstructural interior modifications not visible from outside do not need approval but owner is liable for damage. Board may charge a review fee and require a deposit.
- Maintenance responsibilities: The association maintains common elements (building exteriors, roofs, landscaping, pool, etc.). Unit owners maintain their unit interior and limited common elements (fenced rear yard, doors/windows, A/C, heater, etc.). Owners are liable for damage caused by their negligence or that of their tenants/invitees.
- Assessments: Common expenses are allocated equally among the 27 units (each 1/27 share). The association may levy regular assessments, special assessments, and enforcement assessments. Nonpayment can result in a lien and foreclosure.
