- What you own & maintain: You own the space within your unit's finished walls, floors, and ceilings. The association maintains all common elements (pool, spa, driveways, parking, landscaping) and structural components, as well as utility lines in common areas.
- Assessments & fees: Annual assessments start at $780 per unit and can increase each year by up to the Consumer Price Index (CPI) without a vote. Increases above CPI require a two-thirds vote of each membership class. Special assessments for capital improvements also require a two-thirds vote. Assessments are due as set by the board; unpaid balances accrue 12% annual interest and become a lien.

Each unit owner should obtain personal property and liability insurance; any owner's policy must include a waiver of subrogation against the association.
- Common elements & amenities: Common elements include driveways, parking areas, swimming pool, spa, landscaping, sidewalks, and all other property not part of a unit. Owners have an easement to use them, subject to the association's right to charge fees and suspend use for rule violations or unpaid assessments.
