What Heritage Hills Homeowners Association's governing documents say
Heritage Hills is a standard single-family homeowners association (HOA) in Phoenix, AZ. All homeowners are members and legally bound by the CC&Rs, Community Standards, and Rules. The HOA enforces rules on property maintenance, parking, pets, exterior changes, and more to maintain community aesthetics and property values.
- Pets: Up to three domestic animals per household (excluding small animals permanently indoors). Pets must be leashed outside fenced yards; owners must clean up immediately off their property. Dog runs require Design Review Committee (DRC) approval.
- Parking & vehicles: Overnight street parking is prohibited. Storage of trailers, campers, RVs, and commercial vehicles is only allowed inside an approved attached garage. Loading/unloading RVs is permitted for up to 72 hours; visiting guests' RVs also 72-hour max.
- Exterior Changes & Design Review: All exterior changes or additions (fences, landscaping, paint, etc.) must be approved by the DRC before work begins, with exceptions noted on the HOA website. Fences, dog runs, and construction also require approval and must meet maintenance standards.
- Property Maintenance & Appearance: Homes and yards must be kept in good repair, clean, and sightly. Dead trees, weeds, peeling paint, roof damage, and unsightly items (furniture, equipment) visible from the street are violations. Sidewalks must be cleared of snow within 24 hours.
- Garbage & Recycling: Carts may be placed at the curb only after 5:00 p.m. the day before pickup and must be stored out of sight by 10:00 p.m. on pickup day.
- Holiday Decorations: Halloween decorations: Oct 1 – Nov 7. December holiday decorations: setup from Nov 1, lights on Nov 15 – Jan 15, taken down by Feb 1. Seasonal decor must be current and well-maintained.
- Signs & Flags: Commercial flags prohibited. One ‘For Sale’/’For Rent’ sign (max 18”x30”) allowed; must be removed after closing/lease. Non-commercial flags: up to 3, max 4’x6’, on approved flagpoles or brackets. Non-commercial signs: up to 2, max 18”x30”, set back 10’ from curb (except 12”x12” signs at 2’).
- Prohibited Activities: Garage, yard, or estate sales are not allowed. Hazardous activities (e.g., discharging firearms, open fires except in barbecue) and storage of gasoline over 5 gallons (except standard propane tanks) are prohibited.
