Moon Valley Vista is a single-family home subdivision in Phoenix, AZ, governed by a Declaration of Restrictions that runs with the land. These rules apply to all property owners and residents, covering lot use, building size and placement, architectural control, parking, and other standards to maintain the community's character.
- Land use & building type: Each lot is restricted to one detached single-family dwelling, not over one story, plus a double-car garage. No business, trade, or manufacturing is allowed. Minimum floor area is 1,700 square feet (excluding porches, garages, patios). No prefabricated or temporary structures except with Architectural Control Committee (ACC) approval.
- Architectural review: All buildings, fences, walls, landscaping, exterior color changes, and grade changes require prior written approval of the ACC. The ACC has 30 days to respond; if no action, the application is deemed approved.
- Building location & setbacks: Buildings must be at least 25 feet from front and rear lot lines, 7 feet from interior side lot lines, and 10 feet from side lot lines adjacent to a street. Lots cannot be resubdivided into smaller parcels.
- Parking & vehicles: All vehicles must be kept in garages or driveways; on-street parking is restricted. No trucks over 3/4-ton, mobile homes, travel trailers, boats, or campers may be parked visible from neighboring property or streets. No inoperable vehicles allowed. Minor exceptions for pickup trucks with camper shells under 7 ft height and mini-motor homes under 7 ft x 18 ft.
- Pets & animals: No livestock or poultry. Household pets (dogs, cats, etc.) are allowed but not for commercial purposes.
- Fences & walls: Rear fences up to 6 ft require ACC approval for design. Within front or side setback lines, fences cannot exceed 3 ft. Side lot line fences up to 6 ft allowed.
- Landscaping & maintenance: Landscaping must follow ACC-approved plans, including ground cover (turf, granite, or natural rock; artificially colored rock not acceptable). Front yards must be landscaped within 6 months of occupancy. Vacant and improved lots must be kept free of rubbish and weeds; the ACC may clean up and lien the owner for non-compliance.
- Prohibited structures & equipment: Antennas must not be visible from neighboring property or streets. Basketball backstops require ACC approval and cannot be in front or side yards, must match building color. Air conditioning units cannot be on roofs or visible. Solar panels must be approved, integrated into roof design, and screened. No temporary structures used as residences. No signs except one 5 sq ft sale/rent sign.
