Moreland Estates Condominiums is a 16-unit condominium community in Phoenix, AZ. You own your individual unit and a 1/16 undivided share of the common elements. The association manages common areas and enforces rules through assessments and restrictions.
- What you own & maintain: You own the interior of your unit. You also have exclusive use of a designated parking space (P-1 through P-4), a mailbox, yard/patio, and entry areas as limited common elements. The association maintains all other common elements.
- Assessments & fees: Annual assessments are set by the board and must be uniform per unit. Special assessments require a 2/3 vote of owners. Late payments accrue 18% annual interest. A working capital contribution equal to 1/6 of the annual assessment is due from initial purchasers; subsequent purchasers pay a transfer fee of the same amount (currently $50, adjustable by the board).
- Leasing & rentals: Units may be leased, but the lease must include a written agreement that the tenant complies with all governing documents. Failure to comply is a lease default. No minimum lease term is stated.
- Pets: Dogs, cats, or other household pets are allowed subject to association rules and provided they are not kept in unreasonable numbers or for commercial purposes. No animals that cause annoyance or are obnoxious are permitted.
- Parking & vehicles: Parking is allowed only in designated spaces on the plat. Inoperable or abandoned vehicles may be towed at the owner's expense. The board may restrict parking on common areas.
