Sonoran Estates at Red Mountain Ranch is a single-family lot-based community in a master-planned development near Mesa, Arizona, governed by the Master Association through architectural review committees. You own your individual lot and home but must comply with strict design controls, parking restrictions, and assessments for shared facilities. The property is located under Falcon Field Airport's flight path.
- Community structure & governance: Each lot owner is automatically a member of the Red Mountain Ranch Master Association, which maintains common areas, private streets, and boundary walls, and enforces covenants through architectural review committees (NCC and MC).
- Residential use & architectural review: All lots are restricted to residential use exclusively. Any construction, alteration, repair, excavation, grading, landscaping, or sign placement requires prior written approval from the Modifications Committee and/or New Construction Committee.
- Vehicle & parking rules: No vehicles (including trucks, campers, RVs, motorcycles, and golf carts) may be parked on streets or on your lot if visible from neighboring properties. Vehicles must be parked in a garage, driveway, or screened area. Vehicle repair and inoperable vehicle storage are prohibited.
- Assessments & maintenance fees: You must pay Parcel Assessments and General Assessments to the Master Association for maintenance of common areas, private streets, and boundary walls. All lots are subject to these assessments regardless of whether construction has been completed.
- Construction site requirements: During construction, equipment and materials must be stored in approved (possibly screened or fenced) areas. Sites must be kept neat, trash removed at least twice weekly, materials secured against wind, and no temporary structures, radios, or trailers permitted without approval.
- Aircraft noise easement: The property lies under Falcon Field Airport's flight path. You acknowledge and accept aircraft noise, vibrations, fumes, dust, and fuel particles from airport operations, and waive any right to sue the City of Mesa or airport operators for damage.
- Lot subdivision & drainage: Lots cannot be subdivided into smaller parcels. Any alteration to drainage patterns or grading requires approval from the review committees and City of Mesa. Blasting or impact digging requires NCC approval.
