What Orangetree Manor's governing documents say
Orangetree Manor is a single-family home community in Phoenix, AZ governed by a homeowners' association (HOA). Each owner owns their lot and home; the association manages common areas and enforces rules through an Architectural Committee. These CC&Rs apply to all owners, residents, and guests.
- Residential use & business restrictions: Each home must be used as a residence by a single family (related individuals or up to three unrelated persons). Home-based businesses are allowed if not detectable from outside, comply with zoning, and involve no customer visits or solicitation.
- Architectural review: All exterior changes (construction, painting, landscaping, antennas, fences, etc.) require prior written approval from the Architectural Committee. The committee has 30 days to respond; if no response, approval is deemed granted. A fee and refundable deposit may be required.
- Pets: No more than two domestic pets (dogs, cats, or small birds) per lot. Pets must be confined to the owner's lot unless on a leash no longer than six feet. Noisy or nuisance pets may be restricted.
- Parking & vehicles: No inoperable vehicles, commercial vehicles, trucks over 7 ft tall or 18 ft long, boats, campers, or trailers may be parked visible from neighboring property or streets. Street parking limited to 48 hours. Motorcycles and off-road vehicles must be kept in garages. Repair of vehicles on lots is prohibited except for emergency repairs.
- Signs & antennas: Signs (including for-sale signs) must be approved by the Architectural Committee, except required legal signs. Antennas and satellite dishes require committee approval. Clotheslines visible from neighboring property are prohibited.
- Maintenance & upkeep: Owners must keep their lot, landscaping, and buildings in good repair. Trash must be in covered containers not visible from neighboring property except on collection days. No nuisances, odors, or loud noises allowed.
- Assessments & liens: Annual and special assessments are levied per lot. Unpaid assessments create a lien on the property. Owners more than 15 days delinquent may lose common area use rights. Fines may also be imposed.
