Paradise Lane North is a single-family residential community in Phoenix, AZ governed by a homeowners association and Declaration of Covenants, Conditions and Restrictions. You own your individual lot and home, but the community enforces strict rules on exterior appearance, vehicles, pets, and residential use through an Architectural Committee and annual assessments.
- Architectural review & exterior changes: Nearly all exterior modifications—additions, alterations, repairs, excavation, landscaping—require written Architectural Committee approval before construction. The Committee has 60 days to respond; if it doesn't, approval is automatically granted. Application review fees may apply.
- Vehicles, trucks, boats & parking: Trucks, trailers, campers, boats, RVs and similar vehicles cannot be parked anywhere visible from neighboring property without approval, except for temporary 48-hour parking every 7 days. No vehicle repairs (except emergencies) or inoperable vehicles outside a garage. Guest vehicles can park 48 hours every 7 days; violating vehicles can be towed at owner expense.
- Pets: Dogs, cats, household birds and similar pets are allowed but must remain on your lot (except leashed dogs/cats on up to 6 feet of leash). Pets cannot make unreasonable noise or become a nuisance; the Architectural Committee makes the final call in disputes.
- Residential use & home business: Your home must be used for residential purposes only by a single family. Home-based business is allowed only if it's invisible/inaudible from outside, attracts no regular customers or employees (except one non-resident employee), complies with zoning, and doesn't threaten security or require hazardous materials.
- Exterior appearance & visibility: Trash, clotheslines, utility lines, rooftop/window AC units, basketball goals, and reflective materials must not be visible from neighboring property. Tree branches cannot extend more than 8 feet above sidewalks or streets. Spotlights and floodlights cannot shine onto other properties or streets.
- Common area access: As an owner, you have easement rights to use common areas, but the Association can suspend your access if you're 30+ days behind on assessments or fail to cure a violation within 30 days of notice.
- Annual assessments & special assessments: You're obligated to pay annual assessments per lot to fund Association operations and maintenance. The Association can also levy special assessments when needed. Non-payment creates an assessment lien on your property.
