- Permitted use & minimum size: Lots are limited to single-family residential use. No business or nonresidential use allowed. Each home must have at least 1,500 square feet of floor area (excluding open porches, carports, and garages).
- Pets & animals: A reasonable number of generally recognized house or yard pets are allowed, but no poultry or livestock. Pets must be fenced and not allowed to run loose. The board can decide what is 'reasonable' and whether an animal is a nuisance.
- Leasing & rentals: An owner may lease the entire lot and home, but only to a lessee and their family. No rooms may be rented, and no transient tenants are allowed. No minimum lease term is stated in the document.
- Architectural review: All exterior changes, including buildings, fences, walls, and landscaping visible from neighboring property, require prior written approval from the board or an architectural committee. If no decision is made within 30 days, approval is deemed granted.
