Sunnyslope Village is a single-family residential community in Phoenix, Arizona, where you own your individual lot and dwelling in full. You remain subject to community covenants enforced by Sunnyslope Village Revitalization, Inc., which bind all owners and their occupants, tenants, and guests.
- What you own & maintain: You own your lot and dwelling exterior, which you must maintain in complete, neat, workmanlike condition—including painting, roof repair, gutters, landscaping, and glass. Work must be completed promptly and match original construction quality; failure to maintain allows the Declarant to take corrective action at your cost.
- Household composition: Your dwelling must be occupied only by a 'Single Family': one or more persons related by blood, marriage, or legal adoption, or up to 5 unrelated persons sharing a household. Garages cannot be used as living spaces; patios and porches cannot be enclosed.
- Architectural review: You must obtain written Declarant approval before making any exterior changes—including alterations, repairs, landscaping, color schemes, fences, walls, or grade modifications. The Declarant has 30 days to respond; if no response within 30 days, approval is deemed granted. Processing fees may apply.
- Parking & vehicles: No vehicle (car, truck, motorcycle, boat, camper, or trailer) may be parked or stored so it is visible from neighboring properties, streets, or common areas. Construction, repair, and storage of inoperable vehicles are also prohibited if visible.
- Pets: Maximum of 5 household pets per lot at any one time.
- Prohibited uses & conduct: No commercial activity (except lot sales), nuisances, trash burning, or law violations are permitted. Trash must be kept in Declarant-approved covered containers. Signs are limited to 2 residential identification signs (144 sq in each) or 3 open-house signs (3 sq ft, daylight only). Outdoor clotheslines are prohibited unless fenced or concealed; reflective window coverings require approval; ham radio towers are prohibited; satellite dishes and roof modifications (other than the original AC/evaporative cooler unit or flush-mounted solar panels) require approval.
- Assessments & enforcement: You must pay assessments levied by the Declarant for maintenance, repairs caused by your negligence, or costs to remedy Declaration violations. Unpaid assessments become a lien on your property with 18% annual interest. The Declarant can charge you for all enforcement costs, including attorneys' fees and court costs.
- Community term: The Declaration runs for 50 years from its 1998 effective date and automatically renews for successive 10-year periods unless at least 90% of owners vote to terminate (subject to consent from lienholders on 75% of mortgaged properties).
