What Hatcher Place Townhomes's governing documents say
Hatcher Place Townhomes is a condominium community in Phoenix, AZ — you own your unit (a townhome) and an undivided share of the common elements. The association maintains the common areas and carries master insurance; monthly assessments are based on each unit's square footage.
- Pets: You may keep no more than two 'Permitted Pets' — dogs, cats, or household birds weighing under 40 pounds each. Dogs must be leashed outside your unit or patio, and owners must clean up after them. No outdoor pet structures are allowed if visible from the street.
- What you own & maintain: You own everything inside your unit's interior finished surfaces (walls, floors, ceiling) including fixtures. You also own and must maintain certain 'Limited Common Elements' allocated to your unit, such as patios, block fences, driveways, and garage doors. The association maintains all common areas (roofs, landscaping, etc.) and insures the buildings.
- Parking & vehicles: No trucks, trailers, boats, RVs, or campers may be parked anywhere except inside your garage. Inoperable vehicles are banned. Garage doors must be kept closed from sundown to sunrise unless entering or exiting. No vehicle repairs (except emergencies) are allowed outside the garage.
- Signs: No exterior signs are allowed except a small name/address sign no larger than 9x30 inches. 'For Sale' or 'For Rent' signs are prohibited on the exterior or inside windows if visible from outside.
- Leasing & rentals: Leasing your unit is permitted (not considered a business). The document does not set a minimum lease term, but you are responsible for your tenants' compliance with all rules.
- Home businesses: Residential use only. A home-based business is allowed only if it has no outside visibility, noise, or visitors, complies with zoning, and does not create a nuisance or security risk.
- Maintenance obligations: You must maintain your unit and allocated Limited Common Elements (patio, fence, driveway, windows, doors) and keep your yard and common areas free of pests. The association may step in after 15 days' notice and bill you for any neglected repairs.
- Architectural review: Any structural changes inside your unit, or any exterior change visible from outside (including patio enclosures, window coverings, satellite dishes) require prior written approval from the association.
