Tierra Ranchos is a single-family home HOA in Phoenix, AZ. You own your lot and house, and the association maintains common areas. These rules apply to all homeowners, residents, and tenants.
- Architectural review: Any exterior construction or modification (including landscaping, fences, paint) must be approved in writing by the Architectural Committee. The committee has broad discretion and can disapprove even if plans comply with guidelines. Approval is deemed given if no response within 45 days.
- Minimum home size & roof: Single-story homes must have at least 3,000 livable square feet; two-story homes must have at least 2,500 square feet on the first floor (both exclusive of garages, carports, and patios). Asphalt shingles are prohibited on roofs.
- Pets & livestock: Up to two dogs or cats (or similar household birds) and up to two horses or cows may be kept as domestic pets. Dogs must be leashed (max 6 feet) off the lot. Barns require architectural approval.
- Leasing & rentals: Leases must be in writing for an initial term of at least one month. Owners must provide the association with tenant info at least 10 days before move-in. The owner is liable for any tenant violations.
- Parking & vehicles: Vehicles must be parked in the garage. If insufficient space, driveway parking is allowed for vehicles under 7 ft tall and 18 ft long, with no commercial markings. Boats and RVs may be stored in a fully enclosed rear yard, or parked in the driveway for up to 24 consecutive hours (72 hours in 7 days). Inoperable vehicles are prohibited. Towing is authorized.
- Landscaping: Landscaping must be completed within 60 days of first occupancy, including at least 5 twenty-four-inch box trees, 2 thirty-six-inch box trees, and 20 five-gallon shrubs. At least 60% of the front yard must be grass, and winter grass is required for year-round green.
- Window coverings: Within 90 days of ownership, permanent window coverings must be installed on street-facing windows. Colors facing the street must be white, beige, earth tone, or pastel unless otherwise approved.
- Assessments & fees: Annual assessments are set equally per lot by the board. Special assessments may also be levied. Nonpayment results in a lien on the lot and personal obligation. No exemption for non-use.
