- What you own & maintain: You own and maintain your unit's interior including the roof, patio, HVAC system, pipes, wires, walls, fixtures, foundation, ceiling, and garage/carport. The association performs exterior painting of the multi-family building. You must also maintain any limited common elements (exclusive-use areas) allocated to your unit.
- Common areas & association maintenance: The association maintains landscaping, service drives, sidewalks to front doors, the irrigation system, and utility lines from units to the main connection.
- Insurance you must carry: You must obtain property insurance on your unit and provide written proof to the association within 30 days of becoming an owner, within 30 days of the amendment's adoption, or within 30 days of your annual renewal—whichever comes first. The board may impose a penalty for failing to provide proof.
- Association insurance & your liability: The association insures common elements at replacement value (minimum 80% of actual cash value after deductibles). If damage to common elements is caused by you, your guest, or your invitee, you are personally responsible for paying the association's insurance deductible.
- Assessments & late charges: The association collects per-unit assessments to maintain and insure common elements. If an assessment is not paid within 5 days of the due date, it becomes delinquent and a $10 late charge may be imposed.
- Additional assessments for uninsured damage: If insurance proceeds are insufficient to repair or replace damage to common elements, the board may levy an additional assessment in proportional amounts against all unit owners to cover the deficiency.
