It creates a special assessment area for a potential clubhouse on a parcel, imposing additional fees only on the listed 'Benefited Lots'. - Parcel Assessment Area & fees: If a clubhouse is built on a designated parcel and turned over to the association, the owners of the Benefited Lots must pay a Parcel Assessment. The expected maximum is $30 per month per membership, but the board may set a different amount under the Master Declaration.
- Benefited Lots: Only the lots identified in Exhibit A (Lots 1-147 of Parcels 15 & 19 and Lots 1-96 of Parcels 16 & 18) are subject to the additional assessment and get access rights to the clubhouse parcel. Other lots in Verde Santa Fe are not affected.
- Clubhouse facility: The developer may (but is not required to) build a clubhouse and related facilities on the parcel. If not built and conveyed to the association by April 1, 2006, this Tract Declaration expires and no assessment applies.
