- What you own & maintain: Each owner owns a lot with a townhouse and an undivided 1/160th interest in common areas. The association handles exterior maintenance (paint, roof, landscaping, common parking) but not glass, HVAC, patio landscaping, or interior upkeep. Party walls are shared maintenance between adjoining owners.
- Assessments & fees: Annual assessments are set by the board and can increase up to 5% per year without membership vote; higher increases require majority vote. Special assessments need majority approval. Assessments are uniform per lot and become a lien if unpaid; interest and collection costs apply.
