Zuni Village is a single-family residential community in Surprise, Arizona, where lot owners join the Zuni Village HOA and owe assessments to both the Zuni Association and the parent Sun Village Community Association. Lot owners must comply with architectural review, deed-based use restrictions, and leasing rules. The Declarant (developer) initially holds higher voting power, converting to equal voting once 75% of lots are sold.
- Your dual assessments & fees: Initial maximum annual assessment is $660 per lot ($55/month); annual assessments increase automatically by the greater of 5% or the Consumer Price Index without a member vote; you also pay assessments to the parent Community Association; a one-time, non-refundable working capital fee equal to one-sixth of the annual assessment is due at purchase; vacant (never-occupied) lots pay 25% of the occupied-lot rate.
