Dearing Park and Dearing Park Unit Two are residential subdivisions in Prescott, AZ, governed by a Declaration of Restrictions (CC&Rs) recorded in 1971. These covenants run with the land and apply to all lot owners. The document does not establish a homeowners' association or mandatory assessments.
- Permitted use & building type: Lots are for residential use only; no business allowed. Only one single-family dwelling (minimum 600 sq ft main roof area, excluding garage, carport, porches, terraces) plus one guest house may be built per lot. All dwellings must be new construction, not moved from elsewhere.
- Construction standards & materials: Exterior walls must be approved stone, masonry, frame, asbestos siding, or building blocks. Galvanized metal roofing/siding, asphalt, composition, or plaster board siding are prohibited. Chimneys require a spark arrester vent cap.

- Livestock & pets: No livestock or poultry, except horses kept for personal use in a corral. Cats and dogs may be kept as household pets. No animals maintained or bred for commercial purposes or that interfere with neighbors' enjoyment.
- Nuisance & offensive activities: No noxious or offensive trade or activity; nothing that becomes a nuisance to the neighborhood.
- Mining & trees: No mining or prospecting. No cutting of trees except for personal use or clearing for homesites. All mineral rights are reserved.
- Sewage disposal: Pending public sewers, sewage disposal must be via individual septic tanks approved by the Yavapai County Health Department.
