The Association maintains shared facilities and landscape areas, funded by per-lot assessments. This declaration establishes strict design standards, use restrictions, and enforcement rules binding all lot owners and tenants.
- What you own & maintain: You own your individual lot and house as separate real estate and are responsible for maintaining the house exterior, roof, landscaping, and all visible improvements. The Association maintains shared facilities, drainage, and the retention basin.
- Assessments & fees: Annual assessments start at $540 per lot, automatically increasing 10% or CPI annually (whichever is greater); further increases require 2/3 member vote. A one-time $40 working capital fee is due at purchase, with late payments incurring 12% annual interest plus $25 fee.

- Home-based business: You may operate a business from your house if it is invisible and inaudible from outside, complies with zoning, does not increase insurance costs or liability, does not create excessive traffic or parking, and remains consistent with the community's residential character.
- HOA governance & enforcement: Lot ownership automatically makes you an Association member with 1 vote per lot; the Board can impose penalties, suspend voting/common-area access for non-payment, and foreclose the Assessment Lien to sell your lot for delinquent assessments. Assessment liens are senior to all other liens except taxes and mortgages.
