At least one resident per home must be 55 or older, and no one under 18 may stay more than 45 days per year. The association maintains common areas, enforces architectural standards, and restricts leasing to a maximum of 5% of all lots with a 12-month minimum lease term.
- Age restriction (55+): At least one occupant per lot must be 55 or older; all residents must be 18 or older. Children under 18 cannot occupy a lot for more than 45 days in any calendar year. Proof of age is required for purchase and lease applicants.
- Leasing & rentals: No more than 5% of all lots may be leased at any time; a waiting list is maintained. All leases must be for a minimum of 12 months and require board approval to verify age eligibility. Exceptions exist for owners moving to assisted living or estates in probate.
- Pets: No livestock or poultry allowed. Up to two dogs, cats, or other household pets per lot; no commercial breeding. Dogs and cats must be leashed outside the lot and are not allowed in the walled recreation area. Owners must clean up feces.
- Architectural review: All exterior changes, including buildings, fences, walls, and paint colors, require approval from the Architectural Standards Committee. Plans must be submitted; the board may approve or deny within 60 days or approval is deemed given.
- Parking & vehicles: Commercial vehicles, RVs, boats, and trailers may only be parked inside a carport or garage. Inoperable or abandoned vehicles are prohibited. Emergency repairs only; no reconstruction of vehicles on lots. Street parking subject to city rules.
- Assessments & fees: Annual assessment for 2002-2003 was $385 per lot. The board may increase it annually by up to 10% or cost-of-living (max 20%) without membership vote. Special assessments for capital improvements require majority membership approval. Transfer fees may be charged at sale.
- Maintenance responsibilities: Owners maintain their lot, patios, yards, fences, and interior improvements. The association maintains common areas, perimeter walls along certain streets, and insurance on the subdivision. Owners must carry personal liability and property insurance for improvements they add.
