What Las Villas's governing documents say
Las Villas is a condominium (horizontal property regime) community in Scottsdale, AZ, with 55 units. You own your individual unit and an undivided interest in the common elements, which are maintained by the association and funded by assessments from all owners.
- What you own & maintain: Your unit includes the interior space, garage, and any exclusive-use 'Maintenance Responsibility Area' (front/back yard areas shown on the plat). You are responsible for all maintenance, repair, and replacement of your unit (including roofs, pools, and structural parts) and your Maintenance Responsibility Area, including landscaping.
- Assessments & fees: Each owner pays a share of common expenses proportional to their percentage interest in the common elements. Delinquent assessments incur 10% annual interest, late charges, and costs, and become a lien on the unit (subordinate to prior recorded mortgages).
- Common elements & exclusive use areas: Common elements include all parts of the property not within a unit, such as roadways and landscaping outside exclusive areas. Each unit has a Maintenance Responsibility Area (shown on the plat) for exclusive use, subject to utility easements and maintenance obligations.
- Parking: The Board has full authority to operate, regulate, restrict, manage, and use any parking spaces in the common elements. No specific parking rules are detailed in this document.
- Insurance: The Board must maintain a blanket property policy covering at least 90% of replacement value of common elements and units (excluding owner improvements and personal property), plus liability insurance. Premiums are common expenses. Each owner should obtain their own contents and liability insurance.
