- What you own & maintain: You own your lot and must maintain all improvements (dwelling, landscaping, etc.) in a clean, attractive condition. The HOA maintains common areas, the storm water drainage system, and any additional maintenance areas it elects to take on.
- Residential use & animals: Lots are for private dwelling purposes only. The community permits noncommercial raising of horses, mules, and other farm animals: up to 3 large animals per acre, no hogs, swine, peacocks, or geese. No more than 'a reasonable number' of dogs and cats are allowed. Exotic animals as family pets are limited to 2 per dwelling.

- Noise & nuisances: No power tools or sound equipment producing over 65 decibels measured 100 feet from the source. Obnoxious or offensive activities are prohibited, and nothing may increase insurance premiums.
- Proximity to military airfield: The property is near Luke Air Force Base Auxiliary Field No. 1, subject to aircraft noise, overflights, and vibrations. New homes must meet minimum insulation standards (R18 walls, R30 roof, dual glazed windows, solid doors) to achieve an interior noise level of 45 decibels.
- Parking & vehicles: Horse trailers, RVs, boats, and trucks must be parked on the back of the lot and screened from neighboring property (with Design Review approval). No vehicles may be parked on streets. Offending vehicles may be removed to a commercial storage lot after notice.
- Assessments & fees: Annual assessments start at no more than $240 per year until the first lot conveyance, then determined by the board. Annual increases up to 20% without member vote; larger increases need 2/3 vote. Special assessments for capital improvements and emergency assessments also require 2/3 vote if over 5% of budget. Transfer fees and an initial capital contribution (1/6th of current annual assessment) are required.
