What Rancho Santa Fe Del Oro's governing documents say
Rancho Santa Fe Del Oro is a single-family home HOA community in Scottsdale, AZ where you own your lot and house; the association maintains common areas and enforces strict architectural and landscaping standards through an Architectural Committee that must approve any exterior change before you begin work.
- What you own & maintain: You own and maintain your house and lot; the association maintains common areas, streets, and a guardhouse, funded by assessments and carrying fire/casualty and $1 million liability insurance.
- Architectural review: The Architectural Committee must approve in writing all exterior work—new homes, additions, alterations, fences, landscaping, pools, air conditioning units, antennas, roofing materials, and paint colors—before construction starts. The Committee's decision is final with no recourse to owners.
- Building standards: New homes must have at least 3,000 sq ft of livable area, setbacks of 40 ft (front), 20+ ft (sides), and 40 ft (rear), and an enclosed garage for 2–4 cars accessed only via side or rear. Construction must complete within 18 months. No prefabricated, moved, or temporary structures are allowed (except temporary construction offices).
- Landscaping requirements: Front yards must include a minimum of 10 trees (15 gallons or larger) and landscaping approved by the Committee, installed within 60 days of occupancy. Owners must maintain all trees, shrubs, and grounds neatly trimmed and free of trash and weeds; neglect can trigger association cleanup at owner's expense.
- Vehicles & parking: Only automobiles, station wagons, and ¾-ton (or smaller) pickup trucks for personal use are allowed; no vans, larger trucks, motorcycles, motor homes, or trailers. All vehicles must be screened from neighboring properties or approved by the association; no street parking longer than loading/unloading time, and no abandoned or inoperable vehicles are visible from any lot or street.
- Pets: A reasonable number of house pets (dogs, cats, rabbits) are allowed; the Board determines what counts as reasonable and may require removal of noisy pets (e.g., barking dogs) that bother neighboring owners.
- Assessments & fees: Initial annual assessment is $500 per lot; increases are capped at 10% per year unless members vote by 2/3 majority to exceed that. Extraordinary assessments can be levied for owner misconduct or neglect of lot maintenance. Delinquent payments incur $10/month late fees and 15% annual interest; the association can foreclose on the lot.
- Fences, antennas & screening: Chain-link fences are prohibited; all fence designs must be approved. No outdoor antennas or satellite dishes are allowed unless hidden from neighboring properties; ham radio towers must be manually lowered when not in use and approved by the Committee.
