The Colony at Scottsdale is a planned residential community in Arizona where you own your individual lot and single-family home, but share common areas and amenities managed by an HOA. The community enforces strict architectural controls, residential-only zoning, and unusual age restrictions (permanent residents must be 16+).
- What you own & maintain: You own your lot and home's interior; you're responsible for roofs, non-structural exterior walls, landscaping within your lot boundaries, and glass surfaces. The Association maintains exterior painting of building surfaces and boundary fences.
- Age restriction (16+): No person under 16 years old can permanently reside in the community—defined as more than 30 consecutive days or 60+ days total in any calendar year. This is an unusually strict restriction for residential communities.
- Annual assessments: Assessments start at $360 per lot; the Board can increase up to 3% yearly without a member vote, or above 3% with approval from two-thirds of members voting in person or by proxy.
- Architectural control: All exterior changes—paint colors, structures, fences, additions, alterations—require written Board approval before construction; approval is automatically granted if the Board doesn't respond within 30 days.
