- Special fees for Comanche Village: Owners in Comanche Village pay a separate 'Comanche Village Fee' set annually by the Board, used for maintaining Comanche Village Common Area (Tract A) and front yard landscaping within the village. The Board can increase fees mid-year if needed.
- Common areas: The 'Community Common Area' (Tracts B, C, D) is maintained by the larger association out of general assessments. The 'Comanche Village Common Area' (Tract A) is maintained using the separate Comanche Village Fees.
- Front yard landscaping: Front yard landscaping maintenance costs are budgeted separately and charged only to Comanche Village owners as part of the Comanche Village Fees.
- Board authority to set fees: The Board sets the annual Comanche Village Fee amount in its sole discretion, limited to what is reasonably necessary. Owners receive at least 30 days notice before the fiscal year, but failure to give notice does not invalidate the fee.
