What The Remuda's governing documents say
The Remuda is a single-family residential development in Wickenburg, Arizona (spanning Maricopa and Yavapai counties), with an HOA that enforces strict architectural and land-use standards to preserve the natural desert aesthetic and equestrian character. This amendment binds all lot owners and their heirs to maintain their property, comply with design standards, and support the community's infrastructure and equestrian trails.
- Lot size and dwelling minimums: Minimum parcel size is 5 acres without Board approval, with dwellings requiring at least 2,500 square feet of livable area and all structures set back at least 25 feet from property lines.
- Permitted uses: All lots are restricted to single-family residential use only; no commercial businesses, offices, churches, hospitals, entertainment venues, or other institutional uses are permitted without the written consent of owners holding at least 51% of the property.
- Architectural review & approval: All structures require Architectural Committee approval before construction—submit two copies of detailed plans, specifications, landscaping, exterior colors, and location, with approval deemed granted if no response arrives within 30 days. Required architectural styles are Southwest, Spanish, Santa Fe, or Contemporary Southwest; log, prefabricated, or 'kit' homes are prohibited.
- Exterior design & landscaping standards: Exteriors must be beige, brown, gray, or similar desert-harmonizing colors; roofs must be tile, slate, clay, concrete, or similar materials (asphalt shingles and metal roofs require Committee approval); and fences and walls must match the residence and be stuccoed on both sides. The community preserves the natural desert state—desert plants may not be removed except for necessary construction, and pools must not disrupt the landscape or backwash into washes or roads.
- Construction standards and timeline: Only new construction materials are permitted; pre-manufactured or kit homes are prohibited, and construction must be completed within 18 months with fines of $30/day (or higher) for delays. All utility lines must be installed underground unless the Committee approves an alternative, and all structures must comply with applicable building codes.
- Vehicles, garages, and equipment storage: Every residence must have a garage, and recreational vehicles, campers, motor homes, and travel trailers must be parked inside with the garage door closed. Mobile homes, commercial vehicles, and heavy equipment are not permitted on the property except during construction.
- Assessments and voting rights: Base assessments are capped at $500/year without majority approval; owners may vote to increase this cap. Each owner has one vote per full acre owned, and assessments create a lien on the property with interest and collection costs if unpaid.
- Equestrian trails and easement rights: Owners have easement rights to shared roads and equestrian trails for themselves, families, and guests, with the Association able to charge reasonable use fees and reasonably limit the number of guests. Trail access may be suspended for unpaid assessments or violations of the CCR or trail rules.
