Turtleback Mountain Ranch is a single-family home subdivision in Wickenburg, AZ. The Turtleback Mountain Ranch Property Owners Association enforces architectural and land-use rules to preserve a natural desert aesthetic. These covenants apply to all lot owners and are designed to maintain a high standard of residential character.
- Use & occupancy: Lots may be used only for single-family residential purposes. No businesses, churches, hospitals, or other non-residential uses are permitted.
- Minimum dwelling size: Each home must have at least 2,000 square feet of livable area (excluding garages, porches, and accessory buildings).
- Architectural review: All structures, exterior alterations, landscaping, and fences must be approved in writing by the Architectural Committee. Plans must show location, materials, colors, and landscaping. Approval is deemed granted if no response within 30 days, but only if plans comply with all covenants.
- Design & desert preservation: Exteriors must be Southwest or similar styles in earth tones (beige, brown, gray). Roofs must be tile, slate, clay, or concrete; no asphalt shingles or visible metal. No rooftop equipment visible. Landscaping should preserve natural desert, and removal of desert plants is limited to construction. Ornamentation is discouraged.
- Vehicles & storage: Each home must have a garage. All vehicles (including RVs, boats, campers) must be stored inside with the garage door closed. No mobile homes, trailers, commercial vehicles, or heavy equipment may be stored on lots except during construction.
- Pets & livestock: No livestock (horses, cattle, goats, sheep, poultry, or birds) are allowed. Dogs, cats, rabbits, and other common household pets kept inside the residence are permitted, but no commercial breeding.
- Signs & flags: Signs are limited to 6 square feet for identification, security, or real estate signs. Flags may not exceed 15 square feet. No other signs or advertising are allowed.
- Assessments & enforcement: The Association may levy annual assessments up to $500 without a membership vote; higher amounts require a majority vote. Unpaid assessments become a lien on the property. Fines for construction exceeding one year are $30 per day unless the Association sets a different amount.
