The rules apply to all lot owners in the development and cover land use, building restrictions, assessments, and use of common areas.
- Land use & building restrictions: Single-family lots may have only one residence plus an approved guest house. Minimum front yard depth is 50 feet from street centerline (or 25 feet from front lot line), side yards are 10 ft on one side and 5 ft on the other, and rear yard must be at least 20% of lot area (minimum 25 ft). Height limit is two stories unless the Environmental Control Committee approves more. No reflective finishes on exteriors except glass.
- Environmental & lake quality: Lake front lots are subject to additional restrictions: lawn area and vegetation types must be approved by the Environmental Control Committee, and fertilizers containing nitrates or phosphates are prohibited. Only committee-prescribed fertilizers may be used.
- Assessments & liens: The Association may levy assessments per unit (residential lots, multiple family lots, condominiums, and Lodge units). Delinquent assessments accrue 9% annual interest, and the Association may file a lien and foreclose if unpaid after notice.
- Community facilities & amenities: The Development includes two lakes (112 and 165 acres), a 27-hole golf course, main recreation center with pool and tennis courts, equestrian center and trails, parks, and a wildlife preserve. These are owned by the Association and available to members, their families, guests, and tenants.
- Architectural & environmental control committee: An Environmental Control Committee of three members oversees building design, setbacks, vegetation, and lake-quality restrictions. The Committee must approve any construction, including boat shelters and piers on lake front lots.
