Age restriction
At least one unit occupant must be 55 years or older; persons aged 50-55 may occupy if at least one occupant is 55+. Hardship exceptions allowed. Maximum permanent occupants per unit is 2. (Rules A.2, p.3)
Collections & liens
DPHAI may file claim of lien, foreclose owner's interest, or bring civil suit for damages; reasonable attorney's fees added. Lien subordinate to first mortgage liens of certain lenders. (Article XIV, Sections 4-5, p.15)
Reserves & fees
Budget shall include reserve accounts for capital expenditures and deferred maintenance (roof replacement, building painting, pavement resurfacing, and any item over $10,000). May adjust assessments annually. Use for other purposes requires (Article XIII, p.13)

Only birds housed in cages inside homes, and neutered cats that do not leave units permitted. Service animals of any type permitted. All subject to DPHAI Pet and Service Animal Policy. (Rules A.6, p.3-4)

FOR SALE signs only inside window of home, no larger than 12" x 16"; notices on bulletin board. No other signs without Board written approval. (Rules C.3, p.6)
Voting & meetings
Each Unit Owner entitled to one vote per share of stock owned. (Article VII, Section 9, p.11)
