Dupree Lakes (Brandon, FL) is a standard single-family homeowner association (HOA). This document is only an architectural‐review application form — it is not the full rules of the community. It tells homeowners how to seek permission for exterior changes, not what the everyday rules are for things like parking, noise, pets, or other living requirements.
- Architectural review required: Any exterior modification — including paint, mailboxes, lanai screens, stone siding, access ramps — must be submitted to the Architectural Review Committee (ARC) and approved by the management company before work begins. Unapproved work may result in a HOA violation.
- Application & approval process: The owner must submit the completed application, any required request forms, and supporting documentation (e.g., a current picture of the house, a plot plan for lanais/ramps, an artist's rendering for stone siding). An approved application is valid for 90 days; work must start within that window and be completed in a reasonable time. Incomplete applications may be delayed or become null and void.
- What the homeowner is responsible for: The homeowner bears all cost and responsibility for the modification, including its future upkeep and compliance with all laws, building codes, and HOA governing documents. The ARC and HOA are not liable for the quality, structural integrity, or code compliance of approved work.
- Paint restrictions: Paint requests must include a current picture of the house. If the house has stone facia, a paver driveway, or other features, close-up photos of those must also be submitted. The request must identify the color palette (e.g., from a specific palette number) and whether the front door is being painted separately. Shutters and roof color may need to be noted.
