Creekwood Townhomes is a townhome/attached community in Bradenton, FL. You own your unit and the land beneath it ('fee simple'), but share common walls and a roof with neighbors. These Bylaws and Book of Standards spell out how the homeowners association is run, what you may do with your property, and what the association expects of you.
- What you own & maintain: You own your unit and the lot (ground) within its boundaries. The association maintains common areas, building roofs, exterior painting, landscaping on your lot (including replacing sod and plants), irrigation, perimeter fences, and the surface water system. You are responsible for your garage door, exterior lights and electrical fixtures, windows, screens, doors, sliding glass doors, screen enclosures (including painting inside the enclosure), patio, party walls, air conditioner equipment, driveways, lead walks on your lot, and any changes you make to the exterior.
- Leasing & rentals: Leases must be for a term of at least 6 months – short-term/vacation rentals are not allowed. Each lease must include a uniform lease exhibit that notifies tenants they must follow all association rules. The association's leasing policy and the uniform lease exhibit form are part of the governing rules.
- Architectural review: Any exterior change to your home or lot (including landscaping additions) requires prior written approval from the Architectural Control Committee (ACC). You must submit a completed Alteration Application with a stamped survey, drawings, material samples, and contractor info. The ACC has 45 days to act; if they don't respond in time, the application is deemed disapproved. Approved projects are valid for 6 months. Changes made without approval can lead to fines and forced removal.
- Pets: No more than two domestic pets per unit. The Book of Standards also references a broader Pets policy (visible in the table of contents) that sets specific rules for pet ownership.
- Parking & vehicles: The Book of Standards contains detailed rules on vehicle maintenance, parking, street usage, and towing. No recreational vehicles, boats, or trailers may be parked in driveways or on the street for extended periods. Parking on the lawn is prohibited. Vehicles must be in operable condition, and major repairs on the street or driveway are not allowed.
- Association governance: Each lot gets one vote. Until the developer turns over control, the developer appoints most board members. After turnover, a quorum is 10% of voting interests for member meetings; amendments require 51% of votes present at a meeting with 30% quorum. Board meetings require 48 hours' notice (14 days if the budget or assessments are discussed) and are open to members. Members may not attend board meetings via phone or video.
