What Ftv-1 Homeowners Association's governing documents say
FTV-1 Homeowners Association is an Ahwatukee, Arizona homeowners association founded in 1983. This document is the Articles of Incorporation — the founding corporate charter that establishes the association as a nonprofit entity and sets voting and board procedures. It does NOT include community rules, fees, maintenance responsibilities, or resident restrictions, which are in separate documents (the Declaration of Restrictive Covenants and Bylaws).
- Membership & voting: Lot owners are automatic members with one vote per lot. The developer (Declarant) was initially granted three votes per lot; according to these Articles, that developer voting advantage was scheduled to convert to standard Class A voting on January 1, 1988.
- Board of Directors: The Board consists of 3–9 members, the exact number determined by the association's Bylaws.
- Amendment process: Amendments to the Articles require an affirmative vote of 3/4 of all member votes.
- Dissolution: The association can be dissolved only with written consent from at least 2/3 of each membership class. Upon dissolution, assets go to a public agency or nonprofit organization with similar purposes.
- FHA/VA approval: While the developer held Class B membership, the association needed Federal Housing Administration or Veterans Administration approval for certain actions, such as annexing additional lots.
- What this document doesn't cover: This is only the Articles of Incorporation filed in 1983. The actual community rules, assessment amounts, maintenance responsibilities, pet restrictions, architectural guidelines, lease/rental policies, and other resident-facing rules are in separate documents—the Declaration of Restrictive Covenants and Bylaws—which are not included here.
