Assessments & dues
Board prepares annual budget on or before Dec 1, setting estimated costs and reserves. Annual assessments are fixed at a uniform rate for all Units (excluding Declarant’s unoccupied Units) and each Owner pays the assessment in monthly insta (Sections 5.03, 5.08)
Special assessments
Board may levy special assessments for capital improvements. If such assessment in one year exceeds $1,000, it must be approved by a majority of the Board and then by a majority of votes cast at a meeting or by instrument signed by owners o (Section 5.04, Page 30-31)
Collections & liens

No building, fence, patio, wall, deck, porch, antenna, awning or other structure shall be commenced, erected or maintained upon the Property or upon any Unit without prior written approval of plans and specifications by the Board or an arch (Section 10.01, Page 47)

No industry, business, trade, occupation or profession of any kind shall be conducted on any Unit or Common Area. This does not preclude an Owner from maintaining a personal professional library, keeping personal business records or account (Section 8.08, Page 43)
Signs & flags
No signs (including 'For Sale' or 'For Rent'), advertising or other displays shall be maintained or permitted on any part of the Property except at such location and form as the Board may approve. Developer reserves the right to place sales (Section 8.09, Page 43-44)
Use restrictions
No part of the Property shall be used for purposes other than housing, parking, and related common purposes. Each dwelling shall be used for any residential purpose and for no other purpose. (Section 8.01, Page 41)
Voting & meetings
One vote per Unit, but no more than one vote per Unit. If more than one person is the record owner, the vote shall be exercised as such Owner of that Unit shall designate in writing to the Board. (Section 2.02, Page 5)
