Quarry Bluff Estates [Riverfront Lots] is a single-family subdivision in Jeffersonville, Indiana, made up of 16 riverfront lots (Lots 207–214 and 221–228) on a former quarry site adjacent to the Ohio River. Each lot is a residential building site for one detached home, and all lots sit in a floodway/floodplain, so construction must comply with strict state flood laws. These rules run with the land and bind all current and future owners.
- Permitted land use & construction: Each lot may have only one single-family dwelling. No mobile homes, trailers, campers, or temporary residences are allowed. Minimum finished floor areas: 1,800 sq. ft. for a one-story home, 2,200 for 1.5-story, 2,400 for two-story (excluding garages, porches, basements). Basements are prohibited due to flood risk.
- Floodway & environmental requirements: All lots are in a floodway/floodplain and must comply with Indiana Floodway Laws (IC 14-28-1). Dwellings must be anchored, with lowest floor above the 100-year flood elevation. No fill or construction in wetlands without permits. Erosion/sediment controls are required during construction.
- Garage & vehicle restrictions: Each home must have an attached garage for 2–4 cars, on a permanent foundation with flood-ventilation openings. Garage doors must be kept closed when not in use. Boats, trailers, RVs, and trucks over 1 ton may not be parked outside for more than 24 hours. No street parking on a regular basis; no commercial vehicles habitually parked.
- Architectural review & design standards: All improvements require written approval from the Architectural Control Committee (initially 3 members appointed by Declarant). Exterior materials must be mostly wood, stucco, brick, or stone — no vinyl, aluminum, or T-111 siding. Fences are prohibited. Uniform mailboxes are supplied by Declarant. Satellite dishes over 18" are banned; those 18" or less need location approval.
- Pets & animals: No livestock or poultry. Up to 3 household pets (dogs, cats, etc.) are allowed, but not for commercial breeding. Pets must be leashed when outside; dog runs, kennels, and outdoor pet enclosures are prohibited.
- Maintenance & appearance: Owners must mow (grass kept under 6"), remove debris, maintain the lot and home in an attractive condition, and cut dead trees. No laundry hung visible from outside. All disturbed areas must be revegetated; front yards must be sodded within 30 days of home completion.
- Leasing & rentals: The document does not set a minimum lease term or expressly prohibit rentals. Residential use by one family is required; leasing is not specifically addressed beyond that.
