Holly Ridge Townhomes is a townhome community in Overland Park, KS — you own your individual unit and lot in fee simple, and the homeowners association owns and maintains the shared common areas (including a swimming pool, private streets, and landscaping). These rules apply to every unit owner and occupant, covering what you can do with your home, your vehicles, your pets, and your property.
- What you own & maintain: You own your unit and lot in fee simple. The association maintains the common areas (streets, pool, landscaping), paints exterior surfaces periodically, and repairs roofs, gutters, and termite damage. You are responsible for the interior of your unit, all appliances, windows, doors, decks, patios, sidewalks, driveways, and any damage from your negligence.
- Leasing & rentals: Leases must be for at least one month, cover the entire unit, and be in writing. Before a lease starts, you must tell the board the tenant's name and lease term and provide a copy of the lease. The tenant must follow all community rules, and you remain responsible for dues, fines, and maintenance. No transient or hotel-style rentals are allowed.
- Pets: Only household domestic pets (not bred for commercial purposes) are allowed, subject to board rules on size, number, and type. Pets must be confined to your lot unless on a leash, and you must immediately clean up after them. The board can ban a pet if it becomes a nuisance.
- Parking & vehicles: Garage doors must stay closed except for entry/exit. No unlicensed or inoperative vehicles (except in a closed garage). No overnight parking of commercial trucks, boats, trailers, or RVs on common areas or streets; they may only be stored in a closed garage or with board approval. Recreational vehicles can be parked temporarily for loading/unloading (max one overnight every 14 days) or with board approval. No vehicle may park on another unit's driveway, and no blocking shared driveways.
- Architectural & exterior rules: No exterior changes, landscaping, or additions (including paint, fences, sheds, antennas, satellite dishes, lawn art, play structures, basketball goals, or clotheslines) without prior written board approval. Holiday lights only Nov 15–Jan 31; other exterior lights must be white. Window coverings visible from outside must be white, beige, or gray. Signs are limited to one "for sale" sign in your front yard and small political signs up to 3 weeks before an election.
- Assessments & fees: All completed units (except those still owned by the builder and not rented) pay equal monthly operating assessments to cover common expenses, insurance, utilities, and reserves. The board can also levy special assessments for capital improvements and special individual unit assessments for damage caused by an owner. Assessments may become liens if unpaid.
