- No trade or business of any kind (including practice of medicine, dentistry, etc.) shall be conducted on any Lot. Exception: model home for builder up to 12 months, and Developer sales office. (Article III Section 8)

- One sign for sale or rent not exceeding 9 square feet; Developer may erect larger signs for Village of Farmgate advertising, lot number signs, sold signs. Occupant name signs allowed by zoning. (Article III Section 9)
- Setbacks / home size
- No structure nearer to front lot line or street side lot line than minimum building setback lines shown on Plat. Steps may project; open porches may project up to 6 feet. Developer may vary lines in sole discretion where not in conflict wit (Article IV Section 2)

- Owner responsible for repair of residence, maintenance of lot, fences, landscaping, sidewalk, driveway, etc. Homeowners Association responsible for maintenance of any common area and common open space, private roads, islands in right-of-way (Article III Sections 10-11; Article V Se)
