- Property use & restrictions: Lots are for single-family residential use only. Minimum home size is 2,500 heated square feet with a 2-car garage. No mobile homes, modular homes, or temporary structures. No business, professional office, or religious institution use. No duplexes or apartments.
- Architectural review: All exterior improvements (buildings, fences, landscaping, color changes) require prior written approval from the Architectural Committee (initially the Declarant). Plans must be submitted; approval or denial within 10 days (or 30 days for buildings). Committee can deny based on aesthetic grounds. No structure may be occupied until a certificate of compliance is issued.
- Leasing & rentals: Leases must be for at least 12 consecutive months. No short-term rentals. Leasing is subject to association rules.
- Pets & animals: No livestock, pigs, or poultry. Dogs, cats, and other household pets are allowed but not for commercial purposes and must not run free.
- Parking & vehicles: Each lot must provide off-street parking for at least 3 cars, with concrete driveways. No tractor-trailer trucks or vehicles on cinder blocks allowed outside a garage.
- Assessments & fees: Annual assessments are set by the Board. New owners pay a capital reserve equal to 2 months' assessment. Special assessments for capital improvements require 2/3 vote. Delinquent assessments accrue 18% interest and become a lien on the lot.
- Stormwater management: Each lot has a maximum built-upon area (e.g., 13,000 sq ft for Lot 1). A 50-foot vegetated buffer must be maintained between impervious areas and surface waters. Alteration of drainage requires state approval.
