The Glen at Carolina Beach is a standard single-family home HOA in Wilmington, NC. These covenants bind all lot owners, tenants, and occupants to a uniform set of rules aimed at preserving the subdivision's residential character and appearance.
- Lot use & construction: Lots are for residential use only. No mobile homes or manufactured housing. Houses must have at least 1,400 heated square feet and comply with ARC-approved design and materials. Construction must follow ARC guidelines and local setback requirements.
- Architectural review: All building designs and landscaping plans must be approved by the Architectural Review Committee (ARC). The ARC has 30 days to approve or disapprove plans; if no response, approval is not required but the design must harmonize with existing structures.
- Maintenance & nuisances: Owners must keep lots neat and tidy, with no unsightly debris, statues, or artificial wildlife. Lawns must be regularly cut and watered via an in-ground irrigation system connected to the town water system. No noxious or offensive activities allowed.
- Parking & vehicles: All vehicles must be parked in driveways, not on lawns or common areas. Inoperable vehicles, those without current registration/inspection/insurance, and tractor-trailers or trucks over 1 ton are prohibited.
