Carolina Shores North is a standard single-family homeowners' association (HOA) in Carolina Shores, NC. These covenants and restrictions bind all lot owners and are enforced by the HOA. - What you own & maintain: You own your lot and the single-family home on it. You must maintain your lot and exterior of improvements; the HOA maintains common areas (private streets, recreational facilities).
- Architectural review: No construction, remodeling, or alteration may begin without prior written approval from the Declarant or Architectural Review Committee. Submit two sets of plans; approval/disapproval within 30 days. A reasonable fee (up to $50) may be charged.
- Residential use & building standards: Lots are for single-family residential use only. New residences after Jan 1, 2016 must have at least 1,400 sq ft of heated floor area and a roof pitch of at least 7:12. No more than two stories. Setbacks: 30 ft front, 15 ft sides, 25 ft or 25% of depth rear (whichever greater).
- Assessments & fees: Annual assessments are levied per lot; maximum annual increase is 115% of prior year or CPI increase, unless approved by 2/3 vote. Special assessments for capital improvements require 2/3 vote of Class A members. Unpaid assessments become a lien and may be foreclosed.
- Leasing & rentals: The document does not address leasing or rental restrictions.
- Pets: Only usual household pets are allowed; no animals or livestock.
- Parking & vehicles: No vehicle parking on streets. No truck with more than four wheels parked overnight visible from other lots or streets. Boats, motor homes, travel trailers must be stored in a garage or carport. Speed limits set by HOA; fines for violations.
