Calabash Palms is a planned community of townhomes in Calabash, NC, governed by a homeowners association (HOA). The HOA maintains common areas and certain exterior elements of the homes, and all lot owners are members and pay assessments.
- What you own & maintain: You own your lot and the dwelling (townhome) on it. The HOA maintains common areas, landscaping, and exterior building surfaces (excluding doors, windows, decks, porches, and driveways). You are responsible for interior maintenance and for any improvements not maintained by the HOA.
- Assessments & fees: Annual assessments are set by the Board and ratified by members. Special assessments require 60% member approval. Limited special assessments can be levied by the Board for damages or violations. An operating capital contribution of $500 per lot from builders and 1/6 of the annual assessment from homebuyers is due at closing.
