Meadowlands is a planned residential community in Carolina Shores, NC, governed by a Master Declaration that applies to all property owners in the Meadowlands Golf Club subdivision. The community includes single-family homes, multi-family areas, and a golf course, with a Property Owners Association (POA) that maintains common areas and enforces rules. This document is the master rulebook for the entire development, binding all owners, residents, and guests.
- What you own & maintain: You own your lot (Unit) and any structures on it. You must maintain your Unit to the 'Community-Wide Standard' (the general level of upkeep in the neighborhood). The Association maintains common areas like streets, landscaping, and the clubhouse/pool.
- Architectural review: Any exterior change—including buildings, fences, landscaping, paint color, or satellite dishes—requires written approval from the Architectural Review Committee (ARC) or Declarant. Plans must be submitted and approved within 60 days; approval expires if construction doesn't start within 12 months.
- Pets & animals: Only usual household pets are allowed; no livestock or poultry. Dogs must be kept in a dwelling, within an approved fence, or on a leash. Outdoor enclosures must be at least 500 sq ft, and shelter must be at least 20 ft from lot lines. Owners must clean up pet waste and are liable for damage to common areas.
- Parking & vehicles: No parking on streets. Trucks over 3/4 ton, boats, campers, trailers, or recreational vehicles cannot be parked overnight unless stored in an enclosed garage. No junk or inoperable vehicles allowed.
- Leasing & rentals: Leases must require tenants to follow the Declaration, Bylaws, and Association rules. Owners remain liable for damage caused by tenants.
- Assessments & fees: All owners (except Declarant) pay General Assessments for common expenses. Special Assessments may be levied for unbudgeted costs or capital improvements, requiring a 2/3 vote of members. Unpaid assessments become a lien on the property and can be foreclosed.
- Golf course access: Access to the golf course is not a right of property ownership; it is controlled by the course owner/operator. The course has easements for irrigation, ball retrieval, and maintenance over properties.
- Prohibited activities: No businesses, garage sales, outdoor burning, hunting, or discharge of firearms. No outside antennas or satellite dishes over 20 inches without screening. No outdoor clotheslines. No noxious or illegal activities.
