It changes who is responsible for lawn maintenance on individual lots, shifting that duty from the Master Association to each lot owner. This document is for homeowners in Morningside and clarifies their maintenance obligations.
- Lawn maintenance responsibility: Each lot owner is now responsible for mowing and maintaining the grass on their own lot, unless the Master Association has explicitly accepted that responsibility in writing.
- Enforcement & penalties: If an owner fails to maintain their lot, the Master Association can, after written notice and a 15-day cure period, enter the property to do the work and charge the owner the cost plus a 15% administrative surcharge.
