Twin Lakes Professional Park is a commercial condominium community in Raleigh, NC, designed for business and professional use only — not residential. You would own one of up to 32 commercial units (currently 16 established) and share ownership of common areas, with the association handling exterior maintenance and insurance. This document is the full declaration of covenants, conditions, and restrictions that binds all unit owners.
- Permitted use (commercial only): Units may only be used for business and professional purposes allowed by zoning, with no retail, wholesale, manufacturing, processing, warehousing, or hair/nail/tanning salons. A special restriction prohibits a gynecologic fertility practice while Carolina Conceptions occupies a unit.
- What you own & maintain: You own your unit's interior and are responsible for insuring and maintaining everything inside, including HVAC, plumbing, electrical, built-in appliances, and interior finishes. The association maintains and insures the building shell, common elements, and exterior surfaces (but not windows or glass).
- Assessments & fees: Annual assessments are based on unit square footage, with a maximum of $2.50 per square foot initially, adjustable up to 5% per year without a vote. Special assessments for capital improvements and stormwater facilities are possible. Late payments incur a $50 charge after 15 days and can become a lien on the unit.
