The Homesteads is a single-family home subdivision in Holly Ridge, NC, governed by two Declarations of Restrictive and Protective Covenants. These rules apply to all lot owners and residents, covering residential use, building standards, and property maintenance.
- Residential use & building requirements: Lots are for single-family residential use only. Each dwelling must be at least 1,800 square feet. Temporary structures, mobile homes, trailers, and modular homes are prohibited as residences, though model homes for sales/rental are allowed.
- Setbacks & building location: Buildings must comply with recorded plat setbacks or Onslow County ordinances, including a 25-foot front setback, 15-foot rear setback, and 8-foot side setback.
- Nuisances & property maintenance: No noxious, offensive, or illegal activity. Lots must be well-maintained; no unattractive growth or rubbish. Vehicle repairs or placing vehicles on blocks are allowed only in an enclosed garage. The Declarant may enter to cut overgrowth and assess costs to the owner.
- Garbage & refuse: No burning or dumping of trash. Waste must be kept in sanitary containers. The Declarant may contract for garbage collection, and the lot owner must pay for that service.
- Parking & vehicles: No vehicle without a current inspection sticker, over 7,000 lbs empty weight, camper trailer, motor home, or bus may be parked overnight unless in a driveway and not blocking views. Guests or owners may park such vehicles for up to 14 days per calendar year. Boats on trailers, firewood, bicycles, and motorcycles must be stored behind the front line of the house, not visible from the street.
- Pets & animals: No livestock or free-range poultry. Poultry must be fenced or caged out of sight of adjoining lots. Household pets are allowed but not for breeding or commercial purposes. Pets must be leashed when off the owner's lot.
- Fences & clotheslines: Fences cannot exceed 6 feet in height and must be vinyl, wood, manufactured wood, or decorative wrought iron. Fences are not allowed in minimum building setbacks. Clotheslines must be no more than 6 feet high and not visible from the street, or surrounded by a privacy fence.
- Swimming pools & other structures: Outdoor swimming pools, hot tubs, and Jacuzzis are allowed but must be screened and fenced, and comply with government regulations.
