Buckhorn at Holly Ridge is a townhome community in Holly Ridge, NC, governed by a homeowners association (HOA). This document is the master declaration of covenants and restrictions that applies to all lots in the development. It covers rules for residential use, architectural control, assessments, parking, pets, leasing, and stormwater management.
- What you own & maintain: You own your lot and the townhouse on it. The HOA maintains common areas, private streets, and stormwater facilities. You are responsible for your roof and interior, and share costs for party walls and shared roofs with neighbors.
- Assessments & fees: The initial annual assessment is $480 per lot. The HOA can increase it up to 15% per year without a vote; larger increases require 2/3 member approval. A $50 transfer fee applies on resale (except first sales or Demco Builders). Late payments incur 18% interest and a $25 fee.
