Bridgeport at Windsor Park is a single-family home community within the larger Windsor Park master-planned community in Leland, NC. These Protective Covenants are the primary rulebook for homeowners in this 'Village' — they cover what you own, what the HOA maintains, assessments, use restrictions, and architectural control. The community is governed by both this document and the Master Covenants of Windsor Park.
- What you own & maintain: You own your Lot and the single-family dwelling on it. The Association maintains the Common Elements (shared areas) and provides exterior maintenance on each Lot: paint, repair, and care of roofs, gutters, downspouts, exterior building surfaces, brick walls, and other exterior improvements. Owners are responsible for their personal property, furnishings, gas containers, heat pumps, glass surfaces, exterior doors, and window frames (unless the Board approves otherwise).
- Assessments & fees: All Lot owners pay General Assessments for Common Expenses, plus possible Special Assessments for capital improvements and Individual Assessments for Limited Common Elements or violations. Assessments are a continuing lien on the Lot. Late payments accrue interest and may incur late fees and attorney's fees. A one-quarter year's general assessment is due as working capital at closing.
- Leasing & rentals: Leases must comply with all restrictions. An owner who leases their Lot assigns all rights to the lessee for the lease duration, but the owner remains liable for damage to Common Elements caused by the lessee.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. They must be leashed and personally escorted when outside the Lot, and must not become a nuisance. Owners must promptly remove pet excrement from Common Elements and other Lots. Excessive barking may result in the Board requiring a bark-control device.
- Parking & vehicles: Each Lot is initially entitled to two exclusive parking spaces (Limited Common Elements), but the Board may reallocate spaces. No truck over 3/4-ton capacity, boat, camper, trailer, or similar vehicle may remain on any Lot or street without Board consent. No vehicle may be parked on streets. Inoperable vehicles or those without current plates and inspection stickers may be towed at owner's expense.
- Architectural review: No structures, exterior additions, or changes (including color) may be made without prior written approval from the Architectural Review Committee (as provided in the Master Covenants). Plans must show nature, kind, shape, heights, materials, and location.
- Use restrictions: All Lots are for single-family residential use only. No temporary structures, no outside antennas or satellite dishes without Board approval, no wood-burning fireplaces. Window coverings must be off-white from the outside. Exterior lights must be clear, white, or non-frost. No signs except 'For Sale' or 'For Rent' signs by the Declarant during development.
