What Bridgeport at Windsor Park HOA, Inc.'s governing documents say
Bridgeport at Windsor Park is a single-family home HOA in Leland, NC, part of the larger Windsor Park master-planned community. These protective covenants bind all lot owners and outline the rules for property use, assessments, and association governance.
- What you own & maintain: You own your lot and single-family dwelling. The association maintains common elements (e.g., landscaping, stormwater systems) and provides exterior maintenance for roofs, gutters, and exterior surfaces, but not windows, doors, or glass. Owners are responsible for personal property, heat pumps, and gas containers.
- Assessments & fees: All lot owners pay annual general assessments for common expenses, plus possible special assessments for capital improvements or shortfalls. A one-quarter year's assessment is due as working capital at closing. Assessments are a lien on the lot if unpaid.
- Architectural review: No exterior changes (structures, additions, color changes) may begin without written approval from the Architectural Review Committee (per Master Covenants). Plans must be submitted showing nature, shape, heights, materials, and location.
- Parking & vehicles: No trucks over 3/4-ton capacity, boats, campers, trailers, or mobile homes may remain on lots or streets. Vehicles must be operable with current plates and inspection. Parking on streets is prohibited. The board may allocate two parking spaces per lot as limited common elements.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and escorted, not become a nuisance, and excrement must be removed. Excessive barking may require a control device.
- Leasing & rentals: Leases are permitted; owners may delegate common element use to tenants. Tenants must abide by all restrictions, and the owner remains liable for damage caused by tenants.
- Use restrictions: Lots are for single-family residential use only. No temporary structures, outside antennas/satellite dishes without approval, wood-burning fireplaces, or signs (except developer sales signs). Window coverings must be off-white from outside; exterior lights must be clear or white.
