Southview Park is a standard single-family home HOA in Leland, NC. This document is the full rulebook for homeowners, covering what you can build, how you must maintain your property, and the HOA's powers to assess fees and enforce rules.
- What you own & maintain: You own your lot and house; the HOA maintains common elements like stormwater ponds, roads (until accepted by NCDOT), and common areas. You must keep your lot free of weeds, debris, and in good repair.
- Architectural review: All exterior changes (including painting color changes, fences, sheds, and new structures) require prior written approval from the Architectural Control Committee. Approval can be denied for any reason, including aesthetics. If no decision within 45 days, approval is deemed given.
- Minimum home size & construction: Each home must have at least 1,200 square feet of enclosed, heated living area (excluding garages, decks, porches). Exterior construction must be completed within 12 months of starting.
- Use restrictions: Lots are for single-family residential use only. No temporary structures, trailers, or outbuildings as residences. No boats, campers, inoperable vehicles, or commercial vehicles may be stored on lots or streets. No storage sheds allowed. No clotheslines. No parking on grass.
- Pets: Domestic dogs, cats, and household pets are allowed but not for commercial purposes. They must be leashed and not become a nuisance. No livestock or poultry.
- Flags: You may display one U.S. or North Carolina flag (max 4'x6') on a pole no longer than 5'6" attached to the home. No other flags or flagpoles without approval.
- Assessments & fees: All lots pay uniform annual assessments set by the board. A $500 working capital fee is due from the first non-developer owner. Special assessments require 2/3 owner vote. Late fees and liens apply for nonpayment.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. Renters must comply with all rules.
