The Hammocks is a single-family home community in Nags Head, NC, governed by a homeowners association (HOA). This document is the full set of covenants, conditions, and restrictions that apply to all lot owners, their tenants, and guests.
- What you own & maintain: You own your lot and dwelling unit. The association maintains common elements (roads, landscaping outside fenced backyards, ponds) and replaces roofs and siding at end of life. You are responsible for interior maintenance, exterior painting, and upkeep inside fenced backyards.
- Architectural review: All exterior changes (construction, painting, landscaping, signs, antennas) require prior written approval from the Architectural Standards Committee. Plans must be submitted and approved before work begins; approval expires if construction doesn't start within 12 months or finish within 24 months.
- Leasing & rentals: Leases must be for at least six months. Short-term rentals are not allowed. All tenants must comply with the rules.
- Pets: Pets are allowed but subject to association rules on waste removal, leash control, noise, and occupancy limits. Commercial breeding is prohibited. The association may require removal of any animal that threatens health or safety.
