The Beach at Bricklanding is a single-family home subdivision in Ocean Isle Beach, NC, governed by a Property Owners Association (POA). These restrictions apply to all lots and run with the land until December 31, 2025, unless amended by 60% of owners.
- Residential use & improvements: Lots are for single-family residential use only. One detached single-family home with a private garage is allowed, with a minimum of 1,800 square feet of enclosed living area (excluding porches, decks, etc.).
- Architectural review: All plans, specifications, and exterior changes (including colors and materials) must be approved in writing by the POA Board before construction. The Board has 30 days to approve or disapprove, and can reject plans not in harmony with surroundings or incomplete.
- Leasing & rentals: No home or property may be leased for less than one year. Violations incur a $100 per day fine, and if unpaid within 60 days, a lien may be placed on the property.
- Pets: Only usual household pets are allowed. Large pets must be kept in the dwelling, in a fenced area, or on a leash; they may not run loose. Owners must remove pet waste from POA property.
- Parking & vehicles: No stripped, wrecked, or junk vehicles may be parked on streets or lots. Motor homes, travel trailers, and utility trailers cannot be parked permanently on POA or owner property. ATVs and motorbikes are not allowed on common property except for maintenance or dock access.
- Docks & boat slips: Only owners and their guests may use the common pier. Private docks and boat slips may be leased or sold only to POA members. Owners are responsible for repairs; if not done, the POA may remove debris and assess costs.
- Assessments & enforcement: The POA may levy uniform annual charges determined by the Board. Assessments must be paid within 30 days; late payments incur a penalty up to 100% (max $300) compounded annually, and a lien may be placed.
