- What you own & maintain: You own your lot and detached single-family home. The subdivision has a common area, a 30-foot access/utility easement, and a pier/boat dock. Owners of Lots 4, 5, 6, and 7 each get an exclusive boat slip; all lot owners share 1/5 of the cost of maintaining the pier, dock, common area, and access easement.
- Building & lot use: Only one detached single-family dwelling (max 2.5 stories) per lot. Minimum enclosed dwelling area is required (the exact square footage is missing from the text).
